Aldi and M&S lined up for £20m Derby retail development

Plans have been submitted for a new £20m retail development south of Derby, featuring Aldi, M&S and Starbucks.

Rothstone Estates has lodged a reserved matters application for the scheme on land south of Shardlow Road, near Boulton Moor.

The development is set to include an Aldi supermarket, a Starbucks drive-thru café and a second drive-thru outlet.

Plans also feature a BP petrol filling station incorporating a Marks & Spencer convenience store, alongside a transport hub and electric vehicle charging points.

The site was granted outline planning permission in 2024, with the latest application setting out more detailed proposals for the development.

Savills, which is working on behalf of Rothstone Estates, said the scheme had been designed to serve the area’s growing population.

A spokesperson said: “The scheme has been carefully designed to meet the needs of one of Derby’s fastest-growing areas.”

Savills said the development is expected to create around 140 permanent jobs across retail, hospitality, food service, transport and site management.

The plans come as Aldi continues to ramp up its UK expansion. Earlier this year, the discounter revealed plans to open 40 new stores across the UK in 2026 as part of a £370m investment programme.

The application is currently being considered by South Derbyshire District Council, with consultation running until the end of August.
