Marks & Spencer is one of the various major names set to open new stores at Wembley Park.
The retailer has signed for a circa 14,300sq ft shop, which is expected to open in 2027 and will serve the area’s growing residential community, alongside millions of annual visitors.
The deal follows a consultation with residents of Quintain Living’s build-to-rent properties, which identified M&S Food as one of the brands they most wanted to see join the neighbourhood.
M&S already operates a clothing outlet at Wembley Park’s London Designer Outlet, where it has traded for almost 13 years.
The food store forms part of more than 110,000sq ft of recent retail and leisure lettings secured across the mixed-use development.
Lidl has renewed its lease on an 11,048sq ft unit, while Health First Pharmacy is relocating from nearby into a new 1,389sq ft shop.
Meanwhile, Buzz Gym is preparing to open a 21,727sq ft flagship site on Olympic Way this autumn, and sports operator Fives has committed to a 34,651sq ft venue scheduled to launch in autumn 2026.
S3 Padel has also renewed its lease on Wembley Park Boulevard and will expand its 18,083sq ft venue with a fourth court and all-weather coverings over two existing courts.
Elsewhere, children’s play centre Macaroni Penguin has opened a 2,012sq ft site, while Bon Bon Pottery Café has agreed a deal for a 1,809sq ft unit on Wembley Park Boulevard.
Quintain retail director Matt Slade said securing M&S Food represented a “landmark moment” for Wembley Park and demonstrated major retailers’ confidence in the area’s long-term growth.
He said the location offered brands access to both an expanding residential population and a substantial visitor economy.
Brent Council cabinet member for regeneration and planning Matt Kelcher added that the new store would provide residents with greater choice and convenience while creating local jobs.
Quintain has invested almost £3bn in Wembley Park over the past two decades. The development, which includes Wembley Stadium, OVO Arena Wembley, London Designer Outlet, Boxpark and Troubadour Wembley Park Theatre, attracts more than 17 million visitors a year.
